The Art of dealing with Co-agents – Part 1

Very frequently, we will need to deal with Co-agents in our real estate business. They could be an angel that make happy deals with you, or the challenging ones that might create a lot of disappointments. 

Below top 3 tips on dealing with co-agents that request to view your unit:

1. Is the Co-agent a serious player of the industry?


Ask for a namecard upon receive request from Co-agent to view your unit. Key in his REN number in LPPEH www.lppeh.gov.my to verify this is a registered practitioner. If this agent don’t even bother to registered or renewed his REN tag with LPPEH, you might want to reconsider not exposing too much details of your unit. 

2. What if co-agents ask for all the info but not arranging a showing?

  • Do not reveal your exact unit number from the beginning. Just highlight its Low, mid, or high floor having KLCC/Pool view as an example. We should only reveal the actual unit number after co-agents has confirmed to view and a co-agency letter/email has been signed.
  • Do not be discouraged if co-agents not able to view your unit in the end. At least you had impressed the co-agents that you specialize in this property and started to build a wider agent network.
    Remember BUILD MORE CO-AGENT FRIENDS and this will open up more windows of opportunities.  

3. The co-agents might had approached other agents, how to secure him/her to deal with you?

IMPRESS co-agents that you are highly focus on this property, and knowing A to Z about your property. 
Propose up to 2 of the best units you have in hand that MATCH the requirement of the Co-agent request. Normally the client will prefer to view 2-3units as a comparison. 
Further GIVE CONFIDENCE to co-agents with your value-added services such as  ‘Keys in hand’, ‘Viewing can be easily arranged’. (only if you able to deliver above)
